Commercial space

Leasing a commercial premises.

Commercial listings show base rent and estimated additional rent per square foot per year. Tell us your proposed use, size and preferred lease start; we'll confirm suitability, arrange a viewing and explain the offer-to-lease process. Lease terms and handover requirements are agreed for the individual premises.

Maintenance and account support

Routine maintenance and account questions:use the contact details and request method provided at move-in, so the request reaches the person managing your property with your account to hand.

Urgent issues such as no heat, no water, an active leak or a security problem: call the number provided at move-in. For a fire, gas smell or medical emergency, call 911 first.

Common questions

What do I need to apply for a rental?

Government ID, proof of income (recent pay stubs or an employment letter), consent for a credit check, and contact details for references and your current landlord. Self-employed applicants can provide recent tax assessments instead of pay stubs. We ask for these at the application step, not in the first enquiry.

How much is the deposit?

A security deposit of up to half one month's rent, as set by the BC Residential Tenancy Act, plus a pet damage deposit of up to half a month's rent where a pet is accepted.

Do you accept pets?

It depends on the property and, for condos, the strata bylaws. Each listing says whether pets are considered.

I'm looking for commercial space. Is the process different?

Yes. Commercial leasing starts with a conversation about your proposed use, size and term; we walk you through available space and the offer-to-lease process from there. Coast Street represents the landlord in those leases. Use the contact form and choose the commercial option.
