Our Approach
From property review to ongoing management.
We agree the scope, responsibilities and reporting before management begins. Here's how the engagement develops.
Placement-only and commercial-leasing engagements end at their agreed handover; ongoing management is a separate scope.
Request a proposalAssessment & pricing
A walkthrough, a rent or lease-rate opinion grounded in current comparables, and a written proposal — before anything is signed.
- On-site walkthrough and condition notes, with any deferred maintenance flagged honestly
- A rental or lease-rate recommendation based on current comparable listings, with the reasoning explained
- A written management proposal: scope, fee, and exactly what's included and what isn't
Marketing & placement
Professional listing, screened applicants, and a lease that protects you — with you in the loop on every decision that's yours to make.
- Photography, listing copy, and syndication to the major rental and commercial listing channels
- Showings handled by us, with weekly reporting on traffic and feedback while the unit is vacant
- Full applicant screening: credit, income, references, and prior landlord history — you approve the final choice
- Lease documentation on current BC-compliant forms, plus a documented move-in condition inspection
Ongoing management
Rent collection, maintenance, tenant communication, and monthly statements showing income, expenses and balances.
- Rent collection, deposit handling, and arrears follow-up handled under the Residential Tenancy Act or your commercial lease terms
- Maintenance triaged through vetted trades — with pre-agreed spending authority so you're not asked about every lightbulb, and always asked about anything bigger
- Monthly owner statements showing income, expenses and balances, with year-end summaries for your accountant
- Routine inspections and tenancy reviews scheduled under the agreed review and notice process
Tenancy reviews & turnover
Market-informed pricing for new tenancies, rent reviews within applicable tenancy requirements, and coordinated preparation between tenancies.
- Residential rent reviews raised at the agreed review point, within the rules that apply to the tenancy; commercial renewals handled under the lease's own terms
- Move-out inspections, deposit reconciliation, and any preparation work coordinated, with construction input scoped and approved by you where it's needed
- Remarketing and any preparation planned once notice and availability are confirmed
What stays constant
One point of contact
You and your tenants deal with the person managing the property — not a ticket queue.
Your money, visible
Statements go out monthly, every expense has a receipt behind it, and how client money is held is set out in your management agreement.
Decisions documented
Every approval, notice and inspection is recorded when it happens, so the file is complete if it's ever needed.
When something goes wrong
A tenant stops paying. A pipe lets go on a long weekend. A strata sends a bylaw notice. These aren't surprises in property management; they're the job. You'll hear about the issue, what we've already done inside the authority you've given us, and what, if anything, needs a decision from you. Then it's documented, so the record is complete.
Request A Proposal
Tell us about your property.
Share the property type, location and the support you need. We'll discuss the scope and next steps, then provide a written proposal.
