How it runs
- 01
Walkthrough & proposal
We see the unit, give you a rent recommendation grounded in what's actually leasing nearby, and send a written proposal with the fee and scope spelled out.
- 02
Prepare & list
Any pre-listing work gets quoted and scheduled, then the unit is photographed, listed, and shown — with weekly updates while it's vacant.
- 03
Screen & place
Applicants are assessed against consistent screening criteria. You see the shortlist and approve the tenant; we handle the agreement, deposit and move-in inspection.
- 04
Manage & report
Rent arrives, statements go out monthly, maintenance is handled inside the authority you've set, and anything bigger comes to you with a quote first.
Questions worth asking up front
What does management cost?
Your written proposal sets out the management and placement fees, when they apply, and any separately charged services or third-party costs. The rate depends on the property and is quoted after a walkthrough.
Do I have to use Coast Street Construction for repairs?
No. Repairs are quoted through whichever vetted trade is the right fit, and you see the number before anything above your approved limit proceeds. Where a larger repair or improvement needs construction input, we can discuss a scope with Coast Street Construction; its role, pricing and appointment are agreed with you.
Is my property a fit if it's just one condo?
Yes. We offer management for individual rental units and small portfolios, and the service doesn't change based on how many units you own.
Can I keep my existing tenant?
Yes. We take over an existing tenancy as-is, with management information, deposit records and tenant communications coordinated during the handover.
