How it runs

  1. 01

    Building review

We walk the property, read every lease, and come back with a management proposal that names the issues we found — deferred maintenance, under-recovered costs, upcoming expiries.

  2. 02

    Transition

Tenant introductions, vendor hand-offs, and a clean cut-over of accounts and records, with responsibilities and outstanding items documented.

  3. 03

    Operate

Billing, collections, maintenance, and vendor management run on a schedule you can see, with anything outside the approved budget brought to you with a recommendation.

  4. 04

    Report & plan

Monthly statements with commentary, an annual operating budget, and a rolling view of lease expiries so leasing decisions are made early, not under pressure.

Questions worth asking up front

What size of building do you take on?

We focus on single-tenant and small multi-tenant commercial buildings, with a scope tailored to their leases and operating needs.

Can you also lease the vacant units?

Yes. Commercial leasing is a separate service, and the two work best together: the person managing the building is the one who knows which tenant mix actually suits it.

How do you handle operating-cost recovery?

We review each lease's cost-recovery provisions and administer budgets, billings and reconciliations in line with those terms, with year-end statements tenants can follow. Under-recovery is one of the first things we look for in a building review.
