How it runs

  1. 01

    Position the space

A rate and term that reflect where the market is, plus a clear view of which uses the space actually suits and which it doesn't.

  2. 02

    Market it

Listing, signage, and outreach to the brokers and operators who move space in your submarket — with activity reported to you weekly.

  3. 03

    Qualify & negotiate

Prospects are vetted before they get a proposal. Offers are negotiated with the full picture: rent, incentives, fit-out obligations and tenant financial strength.

  4. 04

    Execute & hand off

Lease execution with your counsel, then a clean hand-off to management or your own team — including any tenant improvement work.

Questions worth asking up front

Do you represent tenants as well?

Our leasing work is landlord-side. If you're looking for space, the listings page shows what we currently have, and the contact form lets us know what you're after so we can tell you when a suitable space is listed.

How are leasing fees structured?

Your written leasing agreement sets out the commission calculation, when it becomes payable and the services included. It's agreed before we list.

What if the space needs work before it can be leased?

We'll tell you whether it's worth doing first or better handled as a tenant improvement inside the deal — and either way, scoping and pricing can run through Coast Street Construction.
